The Business

The business was purchased as a Hotel and was purposely changed and adapted into a Bed and Breakfast by the current owners to be run as a lifestyle business for 8 months of the years so that they could spend a lot of their time with the family and enjoy the beauty of the South Hams. With this in mind although occupancy rates are very good the business is running no where near full capacity (no evening meals/restaurant or bar) and offers enormous potential to would be buyers to develop the trade.

Previous trading accounts for the business as a Hotel show a turnover of £154,000 in 2005 with forecast turnover of £215,000 for following years if trade had been developed. The current turnover for the business run as a lifestyle premises is approx £70,000 per annum.

The Area

Hope Cove is a quiet, un spoilt fishing village surrounded by National Trust Land. There are spectacular cliff top walks and two sandy beaches. Dolphins and the odd Grey Seal are occasional visitors to the bay. (occasionally swimmers have been lucky enough to actually swim with the dolphins) and the bird life is prolific. The sea around the bay is unusually clear, there have been over 30 shipwrecks in the area attracting divers and the safe waters are ideal for windsurfing and sailing.
Hope Cove’s two beaches are both sheltered and sandy. The Harbour Beach is filled with local fishing and leisure boats and sheltered by a breakwater.

The Guest House is only 300 yards from the Beach and Cliff Walks and is an ideal base for touring the West Country with Dartmouth, Plymouth and Torbay all within a 20 mile radius.


Not far away and therefore easily reached are Salcombe and Dartmouth, the sailing Mecca's of the West Country; Thurlestone and Bigbury for golf; Totnes and Plymouth for History and shopping.
